What a turnover actually is.

It is not a clean with a clock on it. It is the reset that happens between one guest and the next: stripping and remaking beds, laundering or swapping the linens, disinfecting every bathroom, cleaning the kitchen through the appliance fronts, wiping the high-touch surfaces, running and putting away the dishes, resetting each room to match the last visit, and then walking the whole property before locking up.

Anything that looks off gets reported to you that day, with photos, before the next guest walks in and finds it themselves.

Inside a standard turnover

Consistency does more for a review than speed.

Guests forgive a cabin that is a little older. They do not forgive a bed that was not changed or a bathroom that was wiped instead of cleaned. The point of a turnover is that the property feels identical every single time, which is exactly what an owner cannot check from three hours away.

We work from the checklist, staging standard and photo guide you already use, or we build one with you on the first visit. Either way, the same person is accountable for the same rooms.

What is included in a vacation rental turnover?

A turnover is more than a clean. We strip and remake the beds, launder or swap the linens, clean and disinfect every bathroom, clean the kitchen including the appliance fronts and the inside of the microwave, vacuum and mop, wipe the high-touch surfaces, run and put away the dishes, remove the trash, reset each room to match the last visit, and check the supply levels. Then we walk the property before locking up and tell you anything we found. Turnovers start at $129 for qualifying smaller properties.

How quickly can you respond to an emergency turnover?

Because we are based in Bass Lake, rapid response is often possible with as little as two hours' notice. Availability depends on the day, the size and condition of the property, its location and the scope of work, so the honest answer is that we cannot promise it until we have talked. Emergency pricing is based on the response window: same day starts at $199, within six hours at $249, within three hours at $329 and within one hour at $399. Do you serve Airbnb and VRBO properties?

Yes. Short-term rentals of every size are the core of what we do, whether you self-manage, work with a co-host, or use a property manager. We work from whatever checklist, cleaning standard or photo guide you already use, and we are happy to follow a platform-specific staging routine.

Can you restock supplies between guests?

Yes, and it is worth setting up. Restocking starts at $49 as a service charge, and the cost of the supplies purchased is billed on top of it. We track what each property uses and keep the essentials on the shelf. Owners who set this up stop getting the message that there was no toilet paper in the guest bathroom.
