Four words, in that order, on every visit. It is the standard your guest walks into and the one your reviews are built on.
Most homes on this lake are owned from hours away. When a cleaner cancels or a guest arrives early, that distance is the problem. We are not a drive away. We live here.
Emergency turnover
Plans change and cleaners cancel. Because we are based in Bass Lake, rapid-response cleaning may be available with as little as two hours' notice, depending on availability, the property and the scope of work.
Tell us about the property and what you want handled. You will get a service plan and a firm number, usually the same day.
The local difference
Golden Hour Turnovers is based in Bass Lake. That single fact changes what a bad morning looks like. A booking lands tonight, a cleaner cancels, a guest cannot find the towels. Somebody who lives two hundred miles away has a problem. Somebody who lives here has a drive.
Your property may be a vacation home to you. It is our neighbourhood, and it is the reason we can answer a same-day call at all.

Six ways we take work off an owner's plate, from the turnover between guests to the supplies on the shelf when they arrive.

Every guest walks into the same standard: clean, reset, restocked, guest-ready. Cabins, lake houses and second homes across the Bass Lake area. Starting at $129.

Every figure is a starting point rather than a fixed rate, because no two properties are the same job. Here is where the main services begin.
Vacation rental turnover
$129 startingMinimum starting price for qualifying smaller properties. Final pricing depends on bedrooms, bathrooms, condition, linen and laundry needs, and add-ons.
Deep cleaning
$249 startingFor properties that need substantially more detail than a standard recurring turnover.
Commercial cleaning
$249 startingOffices, retail, studios, salons and small commercial spaces. Recurring plans are quoted individually by size, frequency and scope.
Post-construction cleaning
$349 startingRemodels, renovations and detailed final cleaning. Larger construction projects require a custom quote.
Property check or local visit
$59 startingA local visual check with a report on obvious concerns. Not a professional home inspection.
Emergency turnover
$199 startingSame-day minimum. Within three hours starts at $329, within one hour at $399. Availability is confirmed on the call.
A turnover is the fifteen minutes that decide a review. It is not speed for its own sake. It is the same fifteen details done the same way, every visit, so a guest walks into a home that feels untouched by the last ones.

Plans change. Cleaners cancel. Guests arrive early and last-minute bookings happen. Because Golden Hour is based locally, rapid-response cleaning may be available for Bass Lake properties with as little as two hours' notice.
Availability depends on the day, the size and condition of the property, its location and the scope of work. We will not promise a window we cannot hold. Call and you will know within minutes whether we can make it work.

The most useful thing we offer a remote owner is not a mop. It is somebody who can stand in the doorway, look at the same thing you would look at, and tell you what they see.

An optional extra for arrivals worth remembering. Regional honey, coffee, local snacks, a hand-written card, and whatever the occasion calls for. Nothing about it is off the shelf, because we build each one with you.

We do not claim partnerships with any local producer. The list below is a starting point, and the final contents are chosen with you for the property and the occasion.
Wine from regional producers can be included when it is requested and legally appropriate. Restocking consumables are billed at supply cost plus a small handling fee.
From the lake we cover Oakhurst, Coarsegold, North Fork, the Yosemite gateway communities and the surrounding mountain communities of Madera County.
Home base. Cabins, lakefront homes and the highest concentration of short-term rentals we serve, which is exactly why we can move fast here.
Commercial cleaning for offices, clinics, salons and retail on the 41 corridor, plus homes and rentals on the surrounding acreage.
Rural properties, larger parcels and rentals with heavy seasonal swings. Access and drive time are part of how we plan the schedule.
Quiet second homes and long-stay rentals where the owner is often hundreds of miles away and wants eyes on the property.
The 41 and 140 corridors, where guest traffic follows the park season and turnover windows get tight in summer.
The smaller Madera County communities in between. Ask about your address: what we can take on depends on the day's route.
Mountain properties behave differently from valley houses. Pines drop needles on the deck all year. Dust moves in whether anyone has been there or not. A cabin that sat empty through a wet winter smells like it when the first guest arrives in May. We plan the first visit of the season around that, and we tell you what we find.
Property type, where it sits, how often it turns over, and which services you want handled.
We set a service plan around the property: what gets done, in what order, restocked to what standard.
Cleaning, resetting, restocking and the property-care extras you have asked us to take on.
The goal is simple: a clean, polished, guest-ready property and a clear note to you about what we found.
A turnover is more than a clean. We strip and remake the beds, launder or swap the linens, clean and disinfect every bathroom, clean the kitchen including the appliance fronts and the inside of the microwave, vacuum and mop, wipe the high-touch surfaces, run and put away the dishes, remove the trash, reset each room to match the last visit, and check the supply levels. Then we walk the property before locking up and tell you anything we found. Turnovers start at $129 for qualifying smaller properties.
Because we are based in Bass Lake, rapid response is often possible with as little as two hours' notice. Availability depends on the day, the size and condition of the property, its location and the scope of work, so the honest answer is that we cannot promise it until we have talked. Emergency pricing is based on the response window: same day starts at $199, within six hours at $249, within three hours at $329 and within one hour at $399. Call 559-676-1016 and you will know within minutes whether we can make it work.
Yes. Short-term rentals of every size are the core of what we do, whether you self-manage, work with a co-host, or use a property manager. We work from whatever checklist, cleaning standard or photo guide you already use, and we are happy to follow a platform-specific staging routine.
Yes, and it is worth setting up. Restocking starts at $49 as a service charge, and the cost of the supplies purchased is billed on top of it. We track what each property uses and keep the essentials on the shelf. Owners who set this up stop getting the message that there was no toilet paper in the guest bathroom.
That is the whole reason we are here. Property checks start at $59 and guest support visits at $69. If you are hours away, we can be the local presence: checks before and after guests, supply runs, linen drops, and a call or message to you with photos when something looks wrong or simply needs a decision. Many of our owners have never met us in person.
Yes. Weekly, bi-weekly, monthly or a custom rhythm, with after-hours and low-traffic windows available depending on the schedule and location. Commercial cleaning starts at $249, but recurring plans are quoted individually from a free walkthrough, because a salon, a clinic and a small warehouse are not the same job.
Yes. Post-construction cleaning starts at $349. Construction dust does not behave like household dust, so it is its own job: dust out of the vents and light fixtures, film off the glass, tracks and sills, cabinets and drawers inside and out, trim, baseboards and fixtures, and a final reset before the keys change hands. Larger projects are quoted individually. Contractors and builders with repeat work should ask about standing arrangements.
Bass Lake is home base. From there we work Oakhurst, Coarsegold, North Fork, the Yosemite gateway communities and the surrounding mountain communities of Madera County. If a property is a little outside that footprint, ask, because the answer depends on the schedule rather than the map.
Yes, through the Golden Welcome. Welcome package setup starts at $49, which covers coordination and staging, and the contents are billed separately or wrapped into a custom package quote. It is an optional premium extra built with you: regional honey, coffee, local snacks, a personalised card, and seasonal touches such as an anniversary or birthday note. We do not claim partnerships with any local producer, so what goes in the basket is chosen together with you, and wine can be included where it is requested and legally appropriate.
Send the request form with the property details, or just call 559-676-1016. For a turnover, a short conversation is usually enough to price it. For commercial properties, post-construction projects and deep cleans, we may ask to walk the property first, because the condition and the access matter more than the square footage. The prices on this site are starting points, and the quote you get is property-specific.
Send the property details and what you want handled. You will get a service plan and a firm number, usually the same day.
